Buying a house is the largest financial decision most people ever make, and it ends with a set of keys and absolutely no instructions.

Nobody tells you the water heater needs flushing once a year. Nobody mentions that your homeowners policy probably caps all your jewelry at $1,500 in a theft. Nobody works out the date you can write to your lender and stop paying PMI, or that the property tax exemption you qualify for has a filing deadline and is not automatic.

That is the gap Sparrowstead exists to close.

What we make

Working spreadsheets — not printables. Everything we build calculates. You type your numbers into the highlighted cells and the totals, dates, variances and warnings update themselves. Every workbook opens with a Start Here tab, so you are never guessing what to do next.

We build them for the way American homes and American money actually work: escrow accounts, PMI and the Homeowners Protection Act, HO-3 special limits, property tax assessments, lien waivers and draw schedules. The specificity is the point.

Why a sparrow

Sparrows nest in the eaves of ordinary houses. They are not glamorous birds. They are the ones that actually live where people live — and a stead is the old word for the place you call home.

How we work

We check our own maths. Every formula in every workbook is recalculated and verified before it ships, and the numbers on one tab tie out to the numbers on another. If we get something wrong, tell us and we will fix it and send the corrected file to everyone who bought it.

We are not lawyers, accountants or insurance agents, and we do not pretend to be. We organize what you already need to know, and we point you at the right question to ask a professional.
