What software do I need?
Anything that opens a spreadsheet. Our workbooks are tested to work in Microsoft Excel, Google Sheets, Apple Numbers and LibreOffice. Google Sheets is free — if you have a Google account, you already have what you need. Every formula we use is supported in all four.
How do I get the files?
Instantly. A download link arrives by email the moment your order goes through, and it is also on the order confirmation page. Check your spam folder if it does not appear within a few minutes.
Is this a subscription?
No. You pay once and the file is yours forever. If we improve a workbook you bought, you get the update free.
Will this work outside the United States?
The spreadsheets will open and calculate anywhere, but the content is built specifically around US homeownership — escrow, PMI, property tax assessments, HO-3 insurance limits. If you own a home outside the US, the maintenance schedule and the renovation tracker will still serve you well; the mortgage and insurance workbooks will not.
Are these printables?
No, and that is the main difference between us and most of what is out there. These are working files. Type a date in and the workbook tells you what is overdue. Type in your loan and it rebuilds a 480-payment schedule around it.
Do I need to be good with spreadsheets?
No. You only ever type into the highlighted cells — everything else calculates itself. Each file opens with a Start Here tab that walks you through setup in about five minutes.
Can I get a refund?
Because these are instant digital downloads, all sales are final. But if a file will not open, is corrupted, or does not do what the product page said it does, email sparrowstead.support@gmail.com within 30 days and we will fix it or refund you in full. Our free guide is there so you can judge the quality before spending anything.
Is this financial or legal advice?
No. These are organizing and calculating tools. They help you see your own numbers clearly and ask better questions — but confirm anything consequential with your own lender, agent, assessor or attorney.
Can I use these with clients?
Not under the standard licence, which is single-user. If you are a realtor, insurance agent, property manager or adviser and want to use these with clients, email sparrowstead.support@gmail.com about a commercial licence.
